Property Information Package

Before design begins, we gather and organize everything required to assess a property's true potential and constraints. Our comprehensive package covers zoning, setbacks, density, and all applicable regulatory and environmental factors—from septic strategy and shoreline road allowances to species-at-risk screening and floodplain mapping. We coordinate pre-consultations with Conservation Authorities, review archaeological and geotechnical needs, and deliver a clear project roadmap using our custom management timeline template. This is the groundwork most firms skip. We don’t.

Design Development

With a clear property strategy in hand, we move into detailed design coordination. This phase aligns your vision with technical execution—bringing in HVAC designers, consultants, and surveyors as needed. We manage all moving parts: coordinating minor variances, septic design, and site surveys, while producing a full electrical and ceiling plan. Our Smartsheet-based dashboard keeps the project timeline, client communications, and team roles fully transparent. A Class 4 estimate ties it all together—so you're not guessing, you're planning.

Permit Submission

We manage the full permitting process—submitting applications, tracking approvals, and coordinating directly with building departments, Conservation Authorities, and any other regulatory body standing between you and your build. From demolition permits to environmental approvals, we handle it all. Our Live Project Tracker keeps you up to speed on every submission, every update, every timeline. This phase also includes a refined Class 3 estimate, giving you a clearer picture of project costs as the scope sharpens.

Pre Construction

With approvals in place, we move into contractor engagement and final pre-build coordination. We review all contractor bids, vet them thoroughly, and provide clear recommendations to the owner. We also align any interior design and kitchen layout work, ensuring these key elements are integrated early—not tacked on later. The Live Project Tracker remains active for transparency and scheduling, and a Class 2 estimate further sharpens the financial scope. By the end of this stage, every player is lined up, and the project is ready to break ground.
